Why a flat roof fails differently than a pitched one
A pitched roof sheds water by gravity and gets on with it. A flat or low-slope roof gives water time to sit, and nearly everything that goes wrong with one starts there. Water that lingers finds the weakest point: a seam, a penetration, the edge where the membrane climbs a parapet, a drain that has started to clog. That is why the trouble on a flat roof is rarely the open field of the membrane and almost always a detail.
Ponding is the first warning sign. Standing water after the rain has stopped means the roof is not draining the way it was meant to, and the membrane underneath is carrying a load it was never asked to carry. Seams come next, because every seam is a place where two pieces of membrane have to stay joined through sun, cold and movement in the building.
Age is the third. A membrane does not fail on a date; it gets brittle, thin and less forgiving, and the repairs get closer together.
